SBEM and SAP calculations
Murton & Co surveyors conduct both the Simplified Building Energy Methodology (SBEM) for new commercial builds and the Standard Assessment Procedure (SAP) for new residential properties.
We work at the design stage to ensure compliance before building begins, and again at the ‘as-built’ stage.
SBEM calculations
Our surveyors use state-of-the art equipment to calculate monthly energy use and carbon dioxide emissions, based on:
Building type
Geometry
Construction
General use
Space heating and/or cooling
Ventilation
Hot water
Lighting equipment
Renewable energy generation
These calculations are also used when providing an Energy Performance Certificate (EPC) for existing commercial buildings, whether for selling or letting.
SAP calculations
We calculate typical annual energy costs for water heating, lighting and CO2 emissions in line with the latest regulations.
Your surveyor can also conduct water calculations – under Part G (England & Wales) of Building Regulations – to establish average water consumption. The surveyor may recommend flow restrictors or a specific make/model of water appliances to improve energy efficiency. Shorter versions of SAP calculations – referred to as RdSAP – are used for EPCs for sale or letting existing residential properties.
