Vintage property, new lease of life
In one example, Jonathan provided an EPC for a property that was originally built as a pair of town houses in the 19th century; since converted to provide commercial space and residential student accommodation. Jonathan was initially appointed to prepare a set of accurate as-built floor plans for marketing purposes and, subsequently, to produce an EPC. The EPC survey was undertaken when the building was vacant and resulted in a healthy D rating. Murton & Co assisted the owners with their fitting out plans to comfortably achieve a B rating and ensure further compliance with Part L2B Building Regulations.
An honest job
Not every new build or redevelopment needs an EPC, however. In one instance, planning approval have been granted for an existing building to be demolished and redeveloped. The property was being sold ‘off-market’ and the prospective purchaser had already obtained planning approval for the demolition, which showed a clear intent and removed the requirement for an EPC . “We were looking after a hotel development for a client,” says Richard, “and Jonathan advised us that they didn’t actually need an EPC, so was able to save us some extra work and the client some money. He’s very honest like that.”
